O'Connell Street & Henry Street

This project involves the redevelopment of the corner of O’Connell Street and Henry Street opposite the GPO to create a new viable high quality flagship retail store which responds to its setting and the architectural heritage of the area.

The New design will enhance the street scape along Henry Street /O’Connell Street and Henry Place and create a building which will become a viable and successful flagship retail store which meets the requirements of modern, high order retailers.

The original buildings: nos. 68 (A protected structure) and 69 O’Connell Street, and 31 to 33 Henry Street have significantly deteriorated and have been poorly reconfigured over the years to create 5 buildings with multiple entrances, staircases and a warren of unattractive, uneconomic small spaces. The new design proposes to repair and restore nos. 68 and 69 to a single building using the best conservation practice combining it with a new high quality contemporary retail building on Henry Street to create a new flagship store on 5 levels on this important corner.

The proposed new building design is formal in concept and design to compliment, reinforce and fit comfortably into the unique neoclassical and georgian street context. The new building is almost a perfect cube and is designed around a central atrium with  a  staircase which extends from the basement up to a grand first floor room and onwards to a simple cube lantern on the roof. The building is very sustainable with natural ventilation through the atrium to the lantern, good natural day lighting with automatic sun control, high insulation and rainwater harvesting which will create a building with an A3 BER rating and a very good Breeam rating
